Unlike other online letting agents, our personnel are specially trained and equipped to assist Tenants to find properties to rent that will meet their needs. We maintain a database of properties available to rent and of prospective Tenants and their requirements. As properties become available through Droplets, our first action is to contact waiting Tenants on the database, who’s requirements match the property. Typically, properties to rent become available about two months before occupancy date, so where possible it is advisable to start looking early.
Having identified a potentially suitable property, we will pass your details onto the Landlord, who will then contact you to arrange a viewing to suit both parties. If the viewing goes well and you reach an agreement we will then be in contact with you, to carry out a comprehensive reference on the Landlords behalf.
If you and the Landlord reach an agreement following a viewing, then we will carry out a comprehensive reference on the Landlords behalf. A non-refundable fee of £45 per tenant is payable online – you will receive an email with a link to PayPal. The referencing forms will then be forwarded to you for completion as soon as possible.
Rents are normally quoted on a calendar month basis. In addition, the Tenant is usually responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs. Rents are payable by standing order to the Landlord or to our Company Bank account, depending on which weather we are acting as managing agents for the Landlord. The rents are collected in advance, with the first month’s rent due before taking occupation of the premises.
A deposit is required prior to occupation. This is often equal to one month’s rent, however may be more depending on the Landlord. The deposit is held to cover any breakages, damages or other tenant liabilities. As part of the Housing Act 2004 the deposit will be held with a Government approved tenancy deposit protection service.
Please note; The deposit cannot be used by the Tenant to cover rent.
Other than the referencing fee, we do not charge any fee to cover the Tenant’s share of administration, including preparation of the tenancy agreement and any legal notices.
Droplets offer a full management service but most of our landlords choose to manage their properties themselves. When this is the case, your ongoing relationship will be direct with the landlord and so if you have any queries about rent, the property or its maintenance you will have to contact the Landlord directly. When we are managing the property, we will be your main point of contact for any of these issues.
